The Manager of Energy and Technical Services is responsible for managing, supervising, and monitoring the on-going maintenance of the electrical and mechanical components as well as all physical aspects of Square One Shopping Centre and outparcels. Provides direction, oversees expense control and ensures efficient and sustainable operating practices for the Central Plant, Technical Services and all other aspects of the Energy and Technical Services at Square One Shopping Centre.  

You Will Be Responsible For

  • Manage operating costs by assisting in the development of the annual operating budget, reviewing outside contracts for satisfactory performance and supplier invoices for accuracy, ensuring timely approval, cost allocation, expense forecast and variance analysis.

  • Ensure all mechanical and electrical equipment operates at maximum efficiency by implementing clear and concise operating procedures. Plan, organize and administer the preventative maintenance program by assigning tasks and ensuring timely completion.

  • Analyze and administer utility consumption by ensuring timely allocation of costs, monitoring tenant & building systems consumption, investigating discrepancies and implementing sustainable operating practices.

  • Lead staff (2 supervisors and approximately 12 unionized staff) within area of responsibility by fostering and maintaining positive employee relations, providing regular feedback and assisting with training needs.

  • Actively participate in the Fire Safety Plan and emergency response by ensuring the operation and maintenance of the fire and life safety systems, including emergency power systems in accordance with applicable codes.

  • Be available after hours to respond and oversee building emergencies.

  • Provide support, collaborate and work in partnership with other team managers and site staff to execute daily tasks and special projects as required.

  • Act as the technical subject matter expert for the site assigned.

  • Main point of contact for IT Services Team, assist with IT related project work and troubleshooting any issues on site.

  • Assist to budget, manage and/or lead technical capital projects at the site.

  • Participate and assist with corporate initiatives related to Technical Department (i.e. energy initiatives/projects, carbon reduction plans, etc.)

  • Being a leader in smart and integrated building solutions, fiber networks, and all related technologies.

  • Other tasks as assigned by the Senior Operations Manager.

  • Assist Head office Tenant Coordination team with site tenant construction inspections, coordinating contractor work (Fire Protection systems, roof work, after hour/hot work permits), review and approve Mechanical & Electrical Drawings.

Required Skills & Experience

  • CET designation/Building Environmental Systems Certification or equivalent required.

  • 5-10 Years maintenance/supervisory experience required in a unionized commercial environment with involvement in engaging consultants and suppliers in energy management projects, retrofits and equipment commissioning.

Preferred Skills & Experience

  • Post Secondary Education (Mechanical or Electrical Engineering Degree or Diploma an asset)

  • Previous experience within shopping centre industry an asset.

  • Strong people skills and people management.

  • Ability to prioritize tasks and achieve departmental goals under minimal supervision.

  • Strong computer skills required; working knowledge of Auto CAD an asset.

  • Experience with unionized staff.

This posting is for an existing vacancy.
The expected salary range for this position is $103,000 to $115,000 per year.
