Role Overview
Located in Mississauga, and responsible for projects throughout the GTA, this position for a Project Manager will report directly to the Director, Project Management, with duties also assigned by the Vice President, Technical Services and Project Management.  This position will be responsible for all aspects of ongoing major and minor construction projects across office and industrial assets, focused mainly on the GTA suburban portfolio, with occasional duties in the downtown core. Responsibilities and qualifications are outlined below.

Responsibilities:

  • Ensure excellent relations through personal contact and excellent customer service.

  • Work with all parties to establish budgets and assist with cost benefit analysis.

  • Coordinate request for proposals and securing design consultants.

  •  Ensure scope and timing of LandLord’s obligations within leases are met.

  • Coordinate with designers & consultants to ensure drawings, specifications and contract documents are prepared on time and on budget.

  • Work with consultant team to secure permits, municipal approvals, and entitlements.

  • The preparation, issuance, and formal closings of tenders.

  • Ability to analyze tenders and make recommendations to internal and external clients.

  • Act as the Owner’s representative and ensure their best interests are always maintained.

  • Represent the Owner during the general contract administration of projects, including project award, contract preparation/execution, and effectively dealing with contract changes.

  • Attend all construction and site meetings for assigned projects.

  • Manage consultants and contractors to ensure each project is completed on time, within budget and according to established specifications.

  • Alert internal clients of all issues impacting quality, timing, and cost of assigned projects.

  • Sign off on all payables for capital projects and ensure payments of obligations are met.

  • Track all budgets, costs to complete, cost variances and provide updates to internal and external clients as required.

  • Provide monthly project reports including cost reporting.

  • Obtain close out documentation for all projects including turnover of space to End User/Property Management group.

  • Manage project completion process, including deficiencies and warranty claims, budget reconciliation and permit closeout.

  • When landlord is commencing with tenant improvement work, responsibility to coordinate entire process of tenant fit out of newly developed space as required.

  • Make recommendations for the continuous improvement of policies and procedures.

  • Embrace and pro-actively support QuadReal’s culture of environmental sustainability, and corporate and social responsibility.

  • Acting as a resource to operations and leasing staff, and assisting them in the preparation of budgets and proposals.

  • Other duties as required and assigned from time to time.

Qualifications:

  • Experience – Minimum 3-5 years of commercial/industrial construction project management expertise.

  • Education – Related post-secondary degree or diploma required relative to the position. In addition, a high level of design and construction knowledge, as well as industry knowledge, is required.

  • Relationship/Leadership Skills – Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants, and the public; able to partner with clients to meet client needs; self-motivated, professional and flexible; able to motivate, empower and coach/counsel staff in the achievement of performance goals.

  • Organizational/Multi-Task Skills – The proponent will be expected to manage 6+ active projects at a given time and must be able to allocate one's time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities, adapt to new ideas and constant changes; able to cope with changing client needs and deliver successful results within agreed upon timeframes; very detail oriented.

  • Decision Making Skills – Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.

  • Computer Skills – Advanced knowledge of Word and Excel. Knowledge of MS Projects and CAD viewing software would be an asset.

  • Travel – This position requires the ability to travel by car to various sites on a regular basis. Proponents should have a valid driver’s license and access to a vehicle.
