The Opportunity

Manulife’s Real Estate Finance Group (REFG) manages a diversified commercial mortgage portfolio across the U.S. and Canada, supported by both internal and external investors. REFG oversees asset management through the full loan lifecycle and partners closely with borrowers, solicitors/lawyers, title companies, and key internal stakeholders. Within REFG, the Legal Services team is primarily responsible for preparing and managing documentation for mortgage discharges when loans are paid in full, while maintaining accurate security across the active portfolio.

How will you create impact?

You will operate within REFG, collaborating with adjacent teams to support U.S. and Canadian clients across a wide range of transactions and initiatives.  Our ideal candidate is organized, professional, responsible and committed to helping us serve our internal clients as well as external.  Create, review and revise documents required to complete legal filings in accordance with federal and state regulations and manage risk.

Responsibilities include but not limited to: 

  • Review of Commercial mortgage files (all legal documentation)

  • Review and knowledge of recorded documentation (title search) 

  • Actively monitoring pending payoffs 

  • Prepare and execute discharge documentation for Canada and the U.S., ensuring the correct forms are used, appropriate signing authorities are identified and obtain signatures, and all notarization requirements are accurately followed 

  • Maintain and renew existing PPSA and UCC filings and assist with associated billing 

  • Assist in researching previously paid out mortgages throughout Canada and the U.S. and prepare discharges when required for outside solicitors/lawyers or previous Mortgage customers

  • Managing the file room (retrieving and archiving), completing checklists, updating mortgage systems 

  • Assist with mortgage note collateral program

Qualifications:

  • Law Clerk program / Legal Administration diploma

  • 3 – 5 years in similar role specializing in Commercial Real Estate / Mortgage or Residential Real Estate is desirable

  • Working knowledge of business/mortgage/real estate legal terminology

  • Knowledge of MS Office; Outlook and other business and legal research tools

  • Proven proficiency in e- registry systems (Teranet)

  • Comfortable working in a team environment, with ability to work independently

  • Ability to identify risks; and ability to handle sensitive matters with professionalism

  • Ability to coordinate with several stakeholders both internal and external (borrowers, solicitors, title companies, and third-party consultants)

  • Contribute to continuous improvements of processes within team

  • Willingness to learn new job functions as needed and work across teams.

  • A candidate who is proactive and demonstrates excellent interpersonal skills with a positive, team-oriented attitude

  • Notary Public license helpful but not required.

Salary range is expected to be between

$55,125.00 CAD - $91,875.00 CAD

Employees also have the opportunity to participate in incentive programs and earn incentive compensation tied to business and individual performance. The actual salary will vary depending on local market conditions, geography and relevant job-related factors such as knowledge, skills, qualifications, experience, and education/training.
