A day in the life

The Director, Entitlements leads zoning, due diligence, public approvals, and stakeholder engagement for development projects across the Greater Toronto Area and Montreal. Reporting to the VP, Entitlements East Region, this role partners with Capital Deployment, Development, Government Affairs, Legal, Communications, consultants, and public agencies to deliver approvals on schedule. The position combines technical expertise, relationship management, and strategic planning to support acquisitions, redevelopment, and complex entitlement initiatives while representing Prologis with government and community stakeholders.

Key responsibilities include:

  • Lead entitlement due diligence, zoning strategy, and public approval processes for multiple projects at a time
  • Develop and implement an entitlements strategy for the Greater Toronto Area that positions Prologis proactively in communities and with municipalities.
  • Partner with capital deployment to assess entitlement feasibility on acquisitions and redevelopment opportunities.
  • Manage and provide strategic direction to multiple consultants supporting entitlement and development efforts across the region.  
  • Represent Prologis before municipal staff, elected officials, and communities in the advancement of projects and our broader portfolio in the region
  • Develop conceptual site plans and entitlement layouts.
  • proactively monitor municipal issues and opportunities impacting Prologis development portfolio

Building blocks for success

Required:

  • Minimum 7 years of relevant experience.
  • Experience with GTA and Montreal entitlement and permitting processes.
  • Ability to lead cross-functional teams and external stakeholders.
  • Experience with industrial or comparable development projects.
  • Excellent written and verbal communication skills.
  • Ability to travel 25%–40%.

Preferred:

  • Bachelor’s degree preferred in a relevant discipline or equivalent experience.
  • Civil engineering education or training.
  • Experience with LEED-certified projects and BIM.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range of:

$149,000 - $199,000 CAD. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
