A day in the life
The VP, Market Officer, is the local market leader responsible for a portfolio of over 15 million square feet of prime logistics real estate spread across 40 buildings in the GTA. The role is based in Toronto and has responsibility for all operational aspects of the portfolio including leasing, marketing, forecasting, strategic planning, and Real Estate and Customer Experience. The Market Officer will also have a strong partnership with the Capital Deployment, Development and Construction teams to ensure the successful execution of acquisitions and developments.
Key responsibilities include:
- Lead and manage a 6-person leasing, marketing, customer experience and property management team, creating an inspirational and motivating environment.
- Build, communicate, supervise and execute the vision, strategy, KPI’s, and annual business plan for the market.
- Develop and execute real estate strategies and transactions that support Prologis core business, with an increasing focus on supporting and emerging business lines (Solar, Mobility, Essentials, and Prologis Ventures).
- Maintain and build upon Prologis’ position as the industry leader within the Toronto market.
- Represent Prologis with key stakeholders within cities, municipalities, and the business community.
- Report on market trends, maintaining a strong working knowledge and understanding of market data (lease and sale comps, balance of supply and demand, along with all relevant historical statistics).
- Financial Performance – Responsible for meeting the financial goals and expense management for the market.
- Effectively understand and lead all aspects of financial accounting and reporting, identifying monthly trends and re-forecasting.
- Partner with the Capital deployment team to monetize the Prologis land bank through ground up development and actively participate in sourcing opportunities to acquire new assets.
- Develop and strengthen relationships with customers, brokers, investors, consultants, planners and other governmental/regulatory authorities.
Building blocks for success
Required:
- 10+ years of progressive and relative work experience in commercial real estate (preferably with an industrial/logistics focus), or equivalent combination of education and experience.
- Demonstrated leadership skills leading, developing, mentoring, and motivating a results-oriented team.
- Significant lease transaction management experience, from start to finish, including deep understanding of a commercial lease and respective negotiations.
- Strong knowledge and understanding of all facets of asset and property management, leasing, development, brokerage, marketing, and financial reporting.
- Critical thinker with a curiosity around lean management, continuous improvement and innovation, with a desire to listen, leverage data, and find ways to improve upon the way we work.
- Strong analytical skills, including financial modeling, forecasting and deal analysis, with an aptitude for translating quantitative and qualitative data into impactful items and for making recommendations to executives that impact the line of business.
- High level of attention to detail, the ability to work independently, prioritize, and work in a constantly evolving environment.
- Ability to tackle sophisticated problems and take care of a variety of options in complex situations.
- Strong customer and community orientation, excellent social and presentation skills (both verbal and written).
- Ability to successfully respond to critical issues, complex inquiries or complaints from clients, co-workers, supervisors and/or management.
- Create, communicate, and execute the vision, strategy, business plan, budget and policies for the Toronto market.
- Effectively understand and oversee financial accounting and reporting, identifying monthly trends, market rents, and regular forecasting as necessary.
- Commercial mindset with a competitive drive and focus on bottom line results.
- Must have a current Real Estate license or be able to obtain a license within six months of commencing employment. Please note that the company will cover relevant, associated costs and will consider the reasonable time spent acquiring the license as part of work hours
Preferred:
- Bachelor’s degree from a four-year college or university, and MBA or master’s degree with Finance or Real Estate focus preferred.
- Direct Commercial Real Estate development and acquisitions experience with a deep understanding of the Toronto Industrial Market.
Hiring Salary Range of: $210,000 - $290,000 CAD. Salary and whole compensation package (bonus target & LTI (Long Term Incentives) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
