This position is for a Senior Operations Manager for the Royal Bank Plaza building in downtown Toronto.

Who you are 

As a Senior Operations Manager at Royal Bank Plaza, you are responsible for the oversight of the daily operation and routine maintenance of the physical building systems and tenant requests.  You are driven by customer service and take pride in the quality of work and service delivered by your team.  You work well with individuals at all levels including clients, external vendors, corporate teams (HR, IT, Leasing, etc.) and work collaboratively with the General Manager and other on-site management team members. You have a strong track record in leading, managing and successfully carrying out large capital projects as well as implementing preventive maintenance plans for large commercial assets.  You meet and exceed business objectives ensuring consistent achievement of all KPIs and operational finances. You are forwarding thinking and innovative.

In This Role

  • Provide guidance and training the building operations team. 

  • Able to effectively multi-task and to recognize and address important and time-sensitive tasks.    

  • Ability to review operations to implement energy efficiency programs and to operate the building in accordance with sustainability programs. 

  • An understanding of expense controls and ability to operate within established budgets. 

What you’ll bring 

  • Minimum of 15 years progressive building operations experience including managing client and tenant relationships (Class A)

  •  A track record of preparing, presenting, leading and managing capital projects from budgeting to completion. 

  • Demonstrated Problem solving (teams, Clients, Vendors, Tenants)

  • Strategic thinking, innovative sourcing and implementing cost effective saving

  • Acquainted with all aspects of emergency management and supporting emergency response teams

  • Experienced with writing and managing tendering process for large scale contracts (RFQ/RFP) and client business cases

  • Proven decisive and effective decision making an asset.  

  • Experience working with other departments an asset (construction, accounting, leasing)

  • Experience in managing and implementing ESG projects preferred

  • A track record of leading and managing building operation departments

  • Must be a proven team leader. Minimum 15 years of progressive team leadership

  • Experience with Critical Systems Environments

  • SMA and FMA designation, BES, SMT, HVAC technician or 5th/4th Class Engineer certified or equivalent preferred. 

  • RPA designation or equivalent preferred

Bonus skills and experience 

  • Knowledge of Direct Digital Controls systems operation and troubleshooting. 

  • Ability to oversee tenant build-outs and property improvement projects. 

  • Experience preparing and working with a property operations budget. 

  • Knowledge of building and fire codes. 

  • Ability to work with computer applications (Word, PowerPoint, Excel, etc.), a Smart phone and/or other such device. 

  • Experience with Yardi, Angus or Building Engines work order system

  • Valid driver’s license
