Role Overview 

The Senior Project Manager, Waterproofing runs our most complex waterproofing projects from handover through close out and sets the standard the rest of the project management group works to. You own budgets, schedules, contracts, and client relationships on several jobs at once, working alongside estimators, superintendents, and general contractors to keep work moving. This is the most senior project management seat in the division, so you are also the person others come to for a second opinion on a difficult claim, a compressed schedule, or a contract that needs pushing back on. You coach project managers and coordinators, review their work, and help shape the procedures the group uses day to day. Good work in this role means projects that land on budget, general contractors who ask for you by name, and a team that is stronger because you are on it.

What You Bring to the Table 


Technical Skills 

• 10+ years managing construction projects, with meaningful time in waterproofing, restoration, or building envelope work 

•  Post secondary education in construction management, engineering, or architectural technology (preferred, not required) 

•    Working knowledge of CCDC contracts, lien legislation, and the change order and claims process 

•    Able to read and interpret architectural and structural drawings, specifications, and shop drawings 

•    Confident in MS Office and project management or scheduling software (Procore, MS Project, or similar)

•    You have the credibility to hold a hard conversation with a general contractor and keep the relationship intact 

•    Other project managers already come to you for advice, and you enjoy giving it 

•    You stay organized under pressure and can carry several complex jobs at once without dropping details 

•    You negotiate firmly and fairly, and you know where the money sits on a job before anyone asks 

•    You take ownership without waiting to be told, and you say what needs saying directly 

Duties & Responsibilities 

•    Manage multiple waterproofing projects at the same time, owning schedule, budget, quality, and safety on each 

•    Lead the handover from estimating into production, confirming scope, budget, and site readiness before work starts 

•    Review and negotiate contracts, subcontracts, and purchase orders, flagging and mitigating risk before anything is signed 

•    Build and maintain project schedules, assign crews and resources with the superintendents, and hold the dates 

•    Track costs and progress, price change orders, and produce claims for delays and extras to protect project margin 

•    Manage RFIs, submittals, shop drawings, and contract documents so nothing stalls in the field 

•    Coach and mentor project managers and coordinators, review their work, and develop the quality control documents and procedures the group works from 

•    Run weekly progress reviews with superintendents and contractors, catch problem areas early, and drive the fix 

•    Keep senior leadership current on project status, potential liabilities, and issues as they develop 

•    Maintain client and consultant relationships, represent Triumph in warranty claims, and support estimating on high value pursuits
