This position is for a Senior Operations Manager for a Class A Commercial Office building in downtown Toronto.
Who you are
As a Senior Operations Manager, you provide strategic leadership and accountability for the day‑to‑day operation, maintenance, and performance of a large, complex commercial asset. You are service‑driven and take pride in delivering consistent, high‑quality building performance through a strong, well‑led operations team. You are a confident collaborator who works effectively with clients, tenants, external vendors, corporate partners (HR, IT, Leasing, Finance), the General Manager and other on‑site management team members. You bring a proven track record of leading complex capital projects, implementing robust preventive maintenance programs, and operating large Class A assets with a strong focus on safety, reliability, and asset value protection. You consistently meet or exceed operational, financial, and service KPIs, and you bring a forward‑thinking, solutions‑oriented approach to improving building performance, managing risk, and enhancing the tenant experience.
In This Role
Lead, coach, and develop the building operations team to ensure safe, efficient, and high‑quality service delivery.
Effectively prioritize and manage multiple operational demands, addressing time‑sensitive and critical issues with sound judgment
Review building operations and system performance to identify opportunities for operational improvements, energy efficiency, and sustainability initiatives
Support and implement energy management and ESG programs in alignment with ownership objectives
Manage operating expenses and cost controls, ensuring performance remains within approved budgets
What you’ll bring
Minimum 15 years of progressive building operations experience within a Class A commercial office environment, with a strong track record of leading complex operations and building trusted relationships with clients and tenants.
Proven people leader with experience overseeing and developing high-performing building operations teams of six or more, fostering accountability, collaboration, and a culture of operational excellence.
A track record of preparing, presenting, leading and managing capital projects from budgeting to completion.
Demonstrated problem-solving (teams, Clients, Vendors, Tenants)
Strategic thinking, innovative sourcing, and implementing cost-effective savings
Acquainted with all aspects of emergency management and supporting emergency response teams
Experienced with writing and managing tendering processes for large-scale contracts (RFQ/RFP) and client business cases
Proven decisive and effective decision making an asset.
Experience working with other departments an asset (construction, accounting, leasing)
Experience in managing and implementing ESG projects preferred
A track record of leading and managing building operation departments
Must be a proven team leader. Minimum 15 years of progressive team leadership
Experience with Critical Systems Environments
SMA and FMA designation, BES, SMT, HVAC technician or 5th/4th Class Engineer certification (or equivalent).
RPA designation or equivalent preferred
Knowledge of Direct Digital Controls systems operation and troubleshooting.
Experience overseeing tenant build‑outs and major property improvement projects
Strong budgeting and financial acumen related to property operations
Working knowledge of building and fire codes
Proficiency with MS Word, Excel, PowerPoint, and mobile technology
Experience with Yardi, Angus or Building Engines work order system
Valid driver’s license

Approximate Salary Range for Role: $107,602 to $145,000
Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canada locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
