About the Role
We are seeking a highly motivated Manager, Development Analysis to lead the investment underwriting, financial analysis, investment & capital planning, capital structuring and investment approval activities of Parkbridge’s residential development projects, with a focus on generating superior risk-adjusted returns while aligning with the long-term objectives of the company and its stakeholders.
This individual will work closely with senior leadership, development teams, joint venture partners, and lenders to execute on our development pipeline. This is an excellent opportunity for a strategic thinker with strong financial acumen, real estate development expertise, and a deep understanding of institutional investment frameworks.
Key Responsibilities:
Investment Analysis & Underwriting

Oversee preparation and maintenance of detailed financial models and pro forma analyses for the low-rise residential development pipeline.

Assess project viability, including cash flow projections, ROI, IRR, and sensitivity analyses, ensuring alignment with financial and strategic objectives.

Contribute to the preparation of business plans for the development projects, ensuring financial and strategic objectives are met.

Support market research, feasibility studies and due diligence activities for evaluating new development opportunities.
Performance Monitoring & Reporting

Track and manage the performance of the development program, ensuring financial targets such as ROI, IRR, and yield are achieved.

Prepare and deliver regular project performance updates to senior leadership and recommend corrective actions for underperforming projects.

Ensure compliance with all relevant regulatory requirements and internal governance policies.
Development Program Management

Lead the annual capital planning process for the development program and assessing the funding sources.

Develop frameworks and processes to prioritize projects within the program based on financial returns, strategic importance, and market dynamics.

Support the creation of portfolio-level reports and dashboards for executive review.

Work closely with the development and accounting teams to ensure budgets reflect project timelines, cost escalations, and financing strategies.
Strategy Formulation Support

Assist in formulating and implementing the development investment strategy to align with corporate objectives.

Monitor industry trends, housing market dynamics, and competitive developments to refine investment strategies.

Evaluate and recommend adjustments to the company’s development pipeline based on financial performance and market conditions.
Deal Execution Support

Assist in structuring and negotiating forward sales, joint ventures, financing arrangements, and other development-related transactions.

Prepare pitch decks, presentations, and reports for internal and external stakeholders, and potential partners.

Coordinate with internal departments, such as legal, finance, and development, to ensure smooth execution of deals.
Capital Approval Support

Prepare investment memoranda and present recommendations to internal investment committees and stakeholders.

Conduct market research and analysis to identify trends and opportunities in capital markets.

Prepare detailed materials for prospective and existing investors and lenders, including presentations, offering memoranda, and performance reports.

Assist in investor/lender due diligence processes by providing necessary data, financial models, and portfolio insights.
Stakeholder Engagement

Act as a key point of contact for stakeholders, ensuring alignment and effective communication.

Develop and maintain relationships with external partners, including developers, consultants, lenders, and institutional investors, as needed.

Represent the organization in meetings, conferences, and industry events.
Process Improvement and Team Development

Identify opportunities to improve workflows, tools, and processes related to development investments and capital raising.

Mentor junior analysts, providing guidance on financial modeling, market research, and investor communication.

What You Will Bring:
Education:

Bachelor’s degree in real estate, finance, economics, urban planning, or a related field.

MBA or Master’s degree in real estate or finance is preferred.

Professional certifications (e.g., CFA, CAIA, AACI, or a real estate designation) is an asset.
Experience:

5–8 years of experience in real estate investment, development, investment banking, investment brokerage or asset management, with a focus on low-rise residential projects.

Track record of managing financial & investment-related activities for real estate development projects through all stages.

Proven experience in underwriting, investment analysis and investment sales and capital raising.

Understanding of real estate and development as an institutional investment asset class.
Skills:
