Purpose of the Role:
This is an exciting opportunity to be part of an important and growing team within the Real Estate business in Toronto responsible for financial oversight of development projects, as well as asset management reporting as it relates to finance, and support for corporate reporting. Another aspect of this role is to lead projects and initiatives that will support the growth of our real estate business and allow the team to scale.
This role will initially have one direct report and reports to the VP Finance. The role is located in Toronto.
Core Responsibilities:
- Responsible for the accounting function for development projects, while working closely with the regional development team, including the oversight and review of the following:
- Complete full-cycle accounting and monthly financial reports.
- Job cost reporting.
- Delivery of accurate monthly and multi-year draw requests to support cash management objectives.
- Submission of construction loan draws and required supporting documentation.
- Setup and management of holdback accounts in accordance with the provincial lien holdback legislation.
- Development fee reconciliations.
- Delivery of multi-year fee revenue budgets and quarterly forecasts to the Corporate team.
- Responsible for Asset Management finance functions including the following:
- Work closely with regional asset management team and provide oversight of quarterly management reports to owners.
- Work closely with regional asset management and property management teams and provide oversight of annual budget reports to owners including operating plan, 5 year capital plan, leasing plan, etc.
- Provide oversight of audit and tax returns for various owners, liaising directly with auditors/tax preparers and property accounting team.
- Coordinate annual corporate filings for various entities.
- Support the corporate reporting function:
- Assist in the annual budget and forecasting process for the Nicola Real Estate Toronto business.
- Transition from Sage to Workday.
- Provide mentorship for more junior members of the team supporting their learning and development and ensuring processes are followed and understood.
- Build and maintain strong working relationships with institutional owners, key senior team members across Development Management, Property Management, Asset Management, Investments, and Debt, as well as external service providers such as general contractors, quantity surveyors, lenders, and auditors.
- Responsible for leading various projects and initiatives including:
- Conversion of development processing and reporting to Yardi.
- Standardization and automation of asset management reporting.
- Other reporting enhancements and automation initiatives.
Required Skills & Qualifications:
- Completion of accounting designation (CA, CGA, CMA or CPA).
- A minimum of 6 years of accounting experience, with audit and development accounting experience strongly preferred.
- Yardi software experience considered an asset.
- Strong communication skills, verbal and written.
- Effective at achieving results in a high performing, high change, entrepreneurial environment
- Strong interpersonal and relationship management skills in order to build trust
- You have excellent project management skills and an ability to multi-task efficiently
- You are a self-motivated self-starter who drives a project from concept to completion, within tight timelines
- Critical thinker that is passionate about continuous improvement and driving and effecting change in a demanding business environment.
- Highly collaborative, and team focused, with the ability to work independently as well as part of a dynamic team. You thrive working across lines and influencing without authority.
Compensation & Benefits Package:
This position comes with a competitive base salary hiring range of $90,000 - $110,000; dependent on experience, skills, qualifications and internal equity.
