In the role of General Manager, you will oversee the financial and operational performance of the entire property, including driving the successful lease-up of Toronto House and positioning it as a sought-after, high-end rental destination. The General Manager will have oversight of leasing, building operations, budgets and staffing to achieve asset-specific objectives.

What will you do?

  • You will oversee the financial and operational performance of the entire property including:

  • Residential

  • Lead a cross-functional team responsible for the day-to-day management of Toronto House, the residential component of the complex, including resident relations, leasing and operations.
  • Oversee Toronto House’s leasing strategy, ensuring occupancy targets are met.
  • Prepare and manage the annual property budget, ensuring alignment with revenue and expense objectives.
  • Monitor and analyze key operational and financial performance indicators, including rent collections, unit turnover and operating expenses.
  • Oversee monthly reporting to senior management, reviewing operational and financial performance against goals.
  • Ensure property team performs regular inspections of available suites to meet market demand and enhance leasing opportunities.
  • Lead cross-functional teams (Leasing and Marketing, Lease Administration, Property Management and Building Operations) to ensure efficient property operations and resident satisfaction.
  • Address all escalated resident complaints in a timely and professional manner, ensuring compliance with the Residential Tenancies Act.
  • Stay current with industry trends, market conditions and local regulations to inform decision-making and maintain a competitive edge.
  • Support lease negotiations with potential tenants, ensuring alignment with company policies and objectives.

  • Commercial and Retail

  • Oversee the property administration of both the commercial and retail components, ensuring seamless daily operations.
  • Lead monthly financial reviews, ensuring timely delivery of results and alignment with key strategic priorities.
  • Oversee the development, implementation and ongoing management of the property budget, including both revenue and expenses.
  • Oversee monthly reporting to senior management, reviewing operational and financial performance against goals.
  • Manage the accounts receivable process, ensuring timely collection of monthly rent and tenant charges, and provide support for difficult accounts.
  • Make recommendations regarding leasing strategies and support as required.
  • Oversee legal files and escalate matters as required to internal legal counsel.

  • Property Operations

  • Develop and implement administrative procedures to improve operational efficiency and streamline workflows.
  • Lead the tendering process for service agreements, ensuring compliance with company procurement policies.
  • Manage relationships with suppliers and contractors to ensure that all services, including preventative maintenance, are delivered in accordance with service level agreements.
  • Conduct regular property inspections to ensure quality control and align asset plans with operational goals.
  • Liaise with internal experts and external consultants regarding life safety, environmental matters and property tax assessments.
  • Support the execution of building intelligence initiatives to enhance the property’s operational efficiency.
  • Collaborate with Technical Services and Development teams to support the execution of capital projects, energy retrofits, landlord work, and tenant leasehold improvements.
  • Partner with the Asset Environmental and Sustainability team to achieve building certifications, execute sustainability initiatives aimed at reducing energy and water consumption, carbon emissions and maximizing waste diversion to meet corporate ESG targets.
  • Oversee property risk management strategies.
  • Ensure full compliance with all applicable national, provincial and municipal legislation, building codes, fire codes, health and safety regulations and Allied’s environmental programs and emergency response plans.
  • Support the Life Safety and Security team by responding to after-hours emergency calls when necessary, ensuring appropriate actions are taken, including on-site support.

  • Resident and Commercial Tenant Experience

  • Ensure exceptional levels of customer service for the residents and commercial tenants by delivering outstanding service across all touchpoints.
  • Oversee and support the execution of engagement activities for residents and commercial tenants to foster positive relationships and community engagement.
  • Build and maintain strong, lasting relationships with our residents and commercial tenants through consistent communication and participation in Allied’s User Engagement Program.
  • Oversee annual surveys and analyze feedback and implement targeted strategies to improve satisfaction and retention.
  • Oversee the development and execution of the onboarding process for new residents and commercial tenants, ensuring a smooth and welcoming transition.
  • Oversee the development and communication of property-related updates, including maintenance schedules, service disruptions, and community events.
  • Continuously assess and improve the resident and commercial tenants’ experience by keeping abreast of industry’s best practices and incorporating innovative approaches to service delivery.

  • Leadership

  • Coach, mentor, and develop both direct and indirect team members to align with company goals and expectations.
  • Foster a culture of teamwork, collaboration, and unity across all departments, promoting a positive and inclusive work environment.
  • Assist in setting clear, measurable annual goals for team members to drive performance and growth.
  • Provide constructive, ongoing performance feedback through department meetings, one-on-one sessions, and regular communication.
  • Identify and implement strategies to address areas for improvement highlighted in the annual employee engagement survey, driving continuous development and employee satisfaction.

What are we looking for?

  • 5 to 10 years of comprehensive experience in the residential and commercial real estate industry, including property management and leasing.
  • In-depth knowledge of the Residential Tenancies Act and relevant real estate regulations.
  • Exceptional written and verbal communication skills, with the ability to engage effectively with diverse stakeholders.
  • Strong leadership and people management capabilities, with a demonstrated ability to build relationships and lead teams to success.
  • Proven ability to thrive in a fast-paced environment, managing multiple responsibilities and competing priorities with efficiency.
  • Experience in hospitality or managing high-end, luxury rental properties is preferred.
  • Knowledge of Yardi.

    Would be an asset:

  • Post secondary degree in real estate, finance or a related field.
