MetCap Living Management Inc. is one of Canada’s largest private third-party property managers specializing in multi-residential property management. We are a growth orientated company with our head office located in Toronto, Ontario and property operations in Ontario, British Columbia, Quebec and Nova Scotia. Presently we own/manage over $2 billion in residential assets.

We are looking for an enthusiastic, hard-working self-starter for the position of Financial Analyst.

Reports to: Controller

Key Responsibilities:

· Revenue Analytics - Support rent increase process by reviewing and analyzing Capital Expenditures

· Budgeting and forecasting – plan, organize and support the budgeting process by preparing of utility and revenue budgets using complex financial models.

· Utilities - Review and understand utility rates and include this data in reporting as appropriate; maintain, review and analyze utilities bills. Review variances and provide reports on consumption trends.

· Realty taxes – responsible for all aspects of realty tax matters for all relevant provinces including reporting compliance, overseeing the tax appeal process utilizing third party consultants.

· Acquisitions and dispositions – work with and support various teams on transition of properties.

· Financial analysis – provide timely analysis and interpretation of financial and operational performance, including budget comparisons and trend insights to support management’s business, budgeting, and strategic decisions while highlighting key findings.

· Preparation of ad hoc financial modelling analysis and data models in Excel and/or other tools to support business needs.

Qualifications:

The ideal candidate should be:

· Business Management degree

· CPA designation or working towards it.

· 3-5 years’ experience

· Advanced excel skills, comfortable manipulation and interpretation of large amounts of data

· Strong verbal and written communication skills

· Detailed oriented with strong analytical and problem-solving skills

· Organized and able to manage multiple priorities

· Multi-family real estate experiences an asset

· Yardi software an asset
Salary Range: $65,000 - $85,000 annually, commensurate with experience.
