Director, Revenue Analysis
This exciting Director, Revenue Analysis opportunity will be responsible for the forecasting, budgeting and calculation of all revenues, and overseeing the recording and collection thereof, for Four Seasons Hotels Limited and its subsidiaries. The incumbent is also responsible for keeping track of deferred fees, recognizing the events that trigger payment of those deferred fees and other loan repayments.
Revenues include Basic and Advisory fees, Incentive fees, Royalty and Licensing fees, Purchasing fees, Sales and Marketing charges, Advertising Charges, Central Reservation Charges, Interest earned under loan agreements and fees in respect of: pre-opening design and construction and operations assistance, pre-opening purchasing services, invoice processing and residential sales.
What You’ll Be Doing:
- Calculation of all revenues, and overseeing the recording and collection thereof, for Four Seasons Hotels Limited and its subsidiaries.
- Accurately calculate all revenues of the corporation in compliance with the legal agreements each month.
- Review all management agreements to gain a thorough knowledge and understanding of all aspects of revenue for each property, including the calculation, recording and payment terms.
- Review all agreements with respect to residential and fractional ownership developments marketed under the name Four Seasons to ensure that all revenues are correctly calculated, booked and paid when due.
- Review all loan agreements to gain a thorough understanding of the calculation of interest due to Four Seasons and the timing of principal and interest payments, including the factors that prompt repayment or otherwise affect Four Seasons finances.
- Verify accuracy of fee calculations by cross referencing Four Seasons fee models versus the expense reported in the general ledger of the hotel versus the fee calculations provided by the hotels.
- Build fee models and performance test models in accordance with the management agreements.
- Provide the accounts receivable department at each operating division with timely and accurate revenue calculations.
- Ensure each operating division properly and accurately records revenues and revenue related receivables.
- Monitor all the legal and financial scenarios that trigger repayment of deferred revenue, or that otherwise affect the deferral terms.
- Monitor hotels’ performance tests.
- Liaise with accounts receivable within operating divisions, property Directors of Finance and owners, on such matters as queries regarding fee calculations, recording, collections, or other revenue issues.
- Advise senior management on all revenue and performance related issues as they arise, such as collection issues, abnormal trends, or possible interruptions in revenue.
- Responsible for preparation of budgets and forecasts for worldwide revenue.
- Responsible for revenue variance analysis against budget and prior years.
- Preparation of reports on a regular basis, including ad-hoc analytical reports.
- Responsible for ensuring internal procedures and controls are effective and properly maintained.
- Liaise with internal and external auditors.
- Develop and recommend various systems and procedures to improve overall operational efficiency.
- Other duties as assigned.
What You Bring:
- Completed a professional accounting program.
- Comprehensive working experience with legal contracts or similarly detailed documents.
- Experience in hotel accounting.
- Excellent oral and written communication skills; must be able to write clearly and effectively.
- Ability to work efficiently and meet various deadlines in a fast-paced environment.
- Ability to manage time effectively, accordingly, handle multiple tasks simultaneously.
- Strong computer skills with experience and knowledge of spreadsheets and database use; other software applications such as PowerPoint, Lotus Notes; as well as reporting and accounting systems such as Hyperion, SUN.
- Excellent analytical, organizational and problem-solving skills.
- Capable of working and communicating effectively with senior management in Home Office, hotels, and other subsidiaries.
- Must be flexible and dependable to work beyond a standard workday when required.
- Strong management skills.
- Must possess good knowledge and understanding of internal control processes and procedures to ensure compliance.
- Highly motivated individual who can work independently with minimal supervision.
This role will be a Hybrid working model, which will require 3 days per week in the Four Seasons Corporate Office located at 1165 Leslie Street, Toronto, Ontario #LI-Hybrid
