Job Description Summary:
As a Commercial Debt Advisor, the role involves analyzing due diligence and securing financing with external lenders to ensure a client-centered approach for commercial real estate transactions. The role is accountable to develop an effective internal and external network for acquiring successful prospects and to coordinate the client relationship for further revenue generation. Additional responsibilities include assisting with closings, analyzing other potential real estate transactions and performing special projects such as portfolio valuation and investment research. Success in the role will require identifying, negotiating, structuring, and providing initial underwriting for real estate transactions, while facilitating credit decisions and recommendations in alignment with financial lenders and collaborating with Colliers International Real Estate Agents.
Responsibilities:
- Originate a diverse range of commercial real estate loans and be an intermediary between clients and lending partners to secure and structure financing including first and second mortgage loans such as construction, bridge and subordinate debt financing for real estate developers, builders, and owners.
- Meet frequently with clients and prospects and apply relationship selling and relationship expansion strategy and performance to current and potential Real Estate clients, ensuring comprehensive, holistic financial solutions.
- Understand and adhere to credit-granting policies regarding information quality, verification, analysis, profitability, and credit recommendations, while delivering services to real estate clients and prospects as defined. Conduct due diligence to confirm that prospective investments meet underwriting criteria and align with the approved mandate.
- Review and analyze financial statements, cash flow and working capital position, business plans, goals and objectives etc. developing suggestions and alternatives that meet or exceed the client’s objectives. Prepare proposals and oversee external lenders negotiations relative to real estate loans and services.
- Monitor market trends, pricing, and activity and provide robust communication around asset classes to the Colliers team. Act as subject matter expert providing market, industry, and pipeline information as appropriate.
- Accompany and support Colliers International Real Estate Agents as required, with client interactions (joint calls) and relationship building.
Experience:
- At least five years of related work experience in real estate underwriting or origination is preferred.
- Proven track record of winning new business.
- Bachelor’s Degree in Finance, Economics, or related field
- Intermediate to advanced Excel including proficiency with pivot tables, PowerPoint, and Word
- Strong research, analytical and problem-solving skills
- Understanding of discounted cash flow modeling, real estate fundamentals and capital structures
- Exceptional written and verbal communication skills
- Ability to work both independently and as a team member
- Flexibility and adaptability at handling multiple priorities and initiatives
- Optimistic, energetic with “can do” / resourceful style
Approximate Salary Range for Role: 100% commission based.
