We are seeking a new Associate, Capital Markets & Investments to join Brookfield Properties in Toronto, ON. In this role, you will play a key role in inspiring change and continual improvement. The Acquisitions & Capital Markets Associate will report directly to the Chief Investment Officer and support Brookfield’s Canadian Office platform with a primary focus on investment underwriting, capital markets strategy, and strategic portfolio analysis across office assets in major Canadian markets. The role sits at the intersection of acquisitions, financing, portfolio and asset management, working closely with senior Brookfield executives in Toronto and New York and externally with, lenders, real estate brokerages, investment banks, and capital partners.

Role & Responsibilities:

Acquisitions & Investment Analysis

  • Underwrite potential office acquisitions, recapitalizations, and structured investments across Canada

  • Build and maintain detailed financial models (cash flow, sensitivity, downside, and return analyses)

  • Evaluate leasing assumptions, capital programs, exit scenarios, and risk-adjusted returns

  • Prepare investment memoranda and support internal investment committee processes across capital buckets

  • Conduct fundamental analysis and market research

Capital Markets & Financing

  • Support debt and equity financing initiatives, including:

    • Mortgage financings, refinancings, unsecured financings and extensions

    • Portfolio-level and asset-level recapitalizations

  • Assist in lender outreach and financing negotiations

  • Model financing structures, cash flow waterfalls, and run incremental cost of capital analysis

  • Support execution through closing, including coordination with lenders, advisors, and legal counsel

Portfolio/Asset Management Strategic Support

  • Partner with asset management and leasing to evaluate:

    • Development and redevelopment opportunities

    • Capital expenditure programs

    • Major leasing transactions

    • Hold vs. sell and recapitalization decisions

  • Analyze asset and portfolio-level performance trends and capital allocation priorities

  • Support strategic asset reviews and business planning

Your Qualifications:
  • Bachelor’s degree

  • Minimum 2 years of relevant work experience at an investment bank, real estate investor, REIT, consultancy, asset manager, investment sales brokerage, pensions or other relevant real estate investment experience

  • Strong quantitative and analytical skills, with high attention to detail and good work ethic

  • Strong written and verbal communication skills with the ability to present to senior stakeholders

  • Deep understanding of real estate capital structures, returns, and financing concepts

  • A fundamental understanding of applied investment and valuation analysis, financial modeling

  • ARGUS competency

  • Advanced mastery of MS Office (MS Excel, PowerPoint)
